Case background:
My client, a young married couple came to me to see if they would be able to purchase a home for their family to move into.  They both had good jobs, good credit ratings, and a desire to buy a home.

What happened in the meeting:
I sat down with my clients and ran through the financial calculations to determine if they would qualify for the loan in question.  It turns out that they will.  I advise them to contact their bank or that I could assist them in obtaining the mortgage.  They weren't quite sure if they could really afford this home, so I used a Bernie Book to gather their monthly living expenses and then added the expense of the new home.

How did it turn out?:
The clients were overjoyed to see that they could realistically purchased this new home and afford to make the mortgage payments.  They were ecstatic over the use of the Bernie book that made the process so simple for them to realize their dream.

Notes to myself on the meeting:
I need to gather firm mortgage quotes for my client as they have selected me to obtain their mortgage financing.
